LandMaXx Corp uses your information to verify your phone, create and secure your account, prepare property-based estimates, manage service requests and payments, and keep you updated. We do not sell your personal information. Stripe processes card details directly; LandMaXx does not receive or store your full card number or card security code.
1. Information we collect
- Phone number. Your phone number is your account credential. We use it to send a one-time verification code and to identify your account.
- Name and service address. We save your name and selected service address only after your phone number has been successfully verified.
- Service and booking details. We collect the service, frequency, preferred service day, recurring-agreement and cancellation records, property details, estimate results, visit history, and related account or support activity.
- Payment, saved-card, and reimbursement records. We keep the confirmed subtotal, surcharge, tax, total, payment status, timestamps, receipt or refund status, automatic-payment consent version and disclosure, and limited Stripe customer, card-setup, payment-method, and transaction identifiers needed to reconcile payments. For a Stripe-saved recurring card, LandMaXx stores only the card brand, last four digits, and expiration month and year for account display and support—not the full number or security code. If LandMaXx reimburses a customer outside Stripe after a failed or canceled original-card refund, we also keep the reimbursement method, a limited receipt or confirmation reference, the authorizing staff record, and the resolution time.
- Automatic property measurement. For a mowing review, the app uses the verified service address and public Connecticut parcel, building, impervious-surface, elevation, and aerial records, together with any approved LandMaXx property profile. We keep the disclosed property-data version and time with the resulting quote. The process does not request your phone's GPS location. Uncertain or outdated results move to LandMaXx staff review.
- Mobile sessions and notifications. The mobile app uses protected sign-in tokens to keep the account secure. If you allow notifications, we also keep a device notification token and limited platform and app-version information needed to deliver and revoke service updates.
- Messages. We keep booking, account, service, and support communications as needed to respond and maintain service records.
- Technical information. The app may process basic device, browser, IP address, request log, and session information needed to operate, secure, and troubleshoot the service.
2. How we use information
We use this information to:
- verify your phone and keep your account signed in securely;
- check whether an address is in the LandMaXx service area;
- prepare and review property-based service estimates;
- receive, schedule, confirm, and perform requested services;
- offer and reconcile one-time payments, securely set up recurring automatic payments, charge saved cards after completed visits, show payment status, and handle receipts, refunds, disputes, and fraud prevention;
- send verification codes and booking, crew, service, or support updates;
- prevent misuse, maintain records, and comply with legal obligations.
The mobile app does not request device GPS or background location and does not read SMS messages, contacts, photos, camera, or microphone data. You type or select a service address and enter the one-time verification code yourself.
3. Services that help operate the app
We use service providers only for the functions needed to run the booking experience:
- Twilio processes one-time verification codes and may deliver account and service text messages. If you opt in to payment receipt texts, Twilio receives your phone number, payment amount, and secure receipt link. LandMaXx records your receipt-text preference, consent time and version, provider message identifier, and delivery status. Full card numbers and security codes are never included in texts.
- Google Maps Platform provides address suggestions and address-related location results as you type. Google may process the address query and technical information needed to provide those results under the Google Privacy Policy.
- Connecticut public geospatial data may be used to identify parcel boundaries, buildings, hard-surface exclusions, elevation, aerial imagery, and related property information connected to a service address.
- Stripe provides the secure card-entry form and processes online payments, authentication, fraud signals, refunds, and payment records under the Stripe Privacy Policy.
- OpenAI Sites and Cloudflare host the app and API and process the account, property, service, session, and technical records needed to operate and secure them.
- Expo, Apple, and Google notification services may process a device notification token and notification-delivery information if you choose to enable mobile notifications. Notification permission is optional.
We provide these services only the information reasonably needed for the relevant task, such as a phone number for verification or a selected address for a public property-record lookup.
Payments
A service request does not charge you. One-time work may use a Stripe payment form after LandMaXx confirms the total. Weekly or biweekly mowing may use Stripe to save a card only after you accept the recurring-service and automatic-payment authorization; that setup does not charge the card. LandMaXx then asks Stripe to charge the saved method only after each visit is recorded complete. On iPhone and Android, Stripe's native PaymentSheet collects card and billing details and sends them directly to Stripe. Stripe may process your name, phone number, a billing email when required, billing address, card details, device and network information, and transaction details as needed to save, authenticate, secure, and document the payment. LandMaXx does not receive or store the full card number or card security code.
4. Cookies and mobile sessions
The website uses an essential session cookie to remember that your phone was verified, keep you signed in, and protect the account. In the mobile app, a short-lived access token is held in app memory and a rotating refresh token is stored in the phone's protected credential storage. LandMaXx stores one-way token hashes, not raw mobile tokens, on its servers. Signing out or deleting the account removes the stored sign-in token and revokes or removes the server session.
Stripe may use essential payment and fraud-prevention technologies when its secure payment form is displayed. Blocking essential cookies or scripts may prevent account, booking, or payment features from working. The LandMaXx app does not use these session technologies for behavioral advertising.
5. Sharing and sale
We do not sell personal information. We may disclose limited information to the providers described above, to people helping LandMaXx operate or support the service under appropriate obligations, when required by law, to protect people or the app, or as part of a business transaction involving LandMaXx. We do not share more than reasonably needed for those purposes.
6. Retention and security
We keep account, property, booking, payment, and communication records for as long as reasonably needed to provide service, maintain business and tax records, reconcile transactions, resolve refunds or disputes, enforce agreements, and meet legal requirements. Verification codes are processed through Twilio and expire.
For account-deletion safety, a Stripe refund or partial refund must remain at the amount most recently observed by LandMaXx for 30 days before deletion can finish. If that amount changes or a refund fails, the payment must be resolved and deletion must be requested again. An audited reimbursement already delivered outside Stripe may close the customer balance immediately, while the limited transaction and reimbursement audit described above may still be retained.
We use reasonable administrative and technical safeguards designed to protect information. No internet service or storage method can be guaranteed completely secure.
7. Your choices
- You can choose not to complete phone verification, although an account and online booking cannot be completed without it.
- You may reply STOP to opt out of LandMaXx text messages. Doing so may prevent verification or service-update texts from reaching you.
- You may ask to access, correct, or delete account information, subject to records we must keep for legal or legitimate business reasons.
- You may submit a recurring-service cancellation in My Account at any time. The account keeps the request time, completed-visit count, and effective cancellation record.
- Mobile notifications are optional. You can disable them in your phone settings without giving LandMaXx access to your SMS messages.
- You can block cookies in your browser, but essential account features may stop working.
You can permanently delete your account inside the mobile app or at book.landmaxxcorp.com/delete-account. After recent phone verification, deletion ends future recurring scheduling—including when fewer than three visits have been completed—removes the saved Stripe customer and card, cancels unused online payment requests, signs you out on every device, and deletes or de-identifies profile, address, property-measurement, sign-in, notification, estimate, or draft data LandMaXx no longer needs. A balance for completed work, an automatic charge that failed or needs authentication, a processing payment, unfinished paid service, refund, or dispute must be resolved before deletion can finish. A Stripe refund must also complete the 30-day safety period described above. LandMaXx may retain limited completed service, agreement, cancellation, transaction, tax, accounting, refund, reimbursement, dispute, fraud-prevention, safety, or legal records for as long as reasonably necessary for those purposes.
8. Children
The app is intended for adults arranging property services. It is not directed to children under 13, and we do not knowingly collect personal information from children under 13.
9. Policy updates
We may update this policy as the app, providers, or legal requirements change. We will post the revised policy here and update the effective date. If a change materially affects how we use information, we will provide additional notice when appropriate.
